What Is a Level 2 Chimney Inspection?
A Level 2 chimney inspection is the most commonly required inspection for homeowners in Los Angeles County. It includes everything in a Level 1 (routine) inspection plus a video scan of the flue interior using a camera lowered into the chimney from the top. The video scan reveals cracks, deterioration, and obstructions inside the flue liner that a visual inspection from the firebox cannot detect.
The National Fire Protection Association (NFPA 211) defines three levels of chimney inspection:
- Level 1: Visual examination of readily accessible chimney components. Appropriate for annual maintenance on a system that has not changed and is being used normally.
- Level 2: Everything in Level 1 plus a video scan of the flue interior, and examination of accessible attic and crawl space areas around the chimney. Required in specific circumstances (see below).
- Level 3: Everything in Level 2 plus removal of chimney or building components to access concealed areas. Reserved for cases where a serious hazard is suspected and cannot be confirmed any other way.
When Is a Level 2 Inspection Required?
NFPA 211 mandates a Level 2 inspection in four specific situations:
- Real estate transactions. A buyer or seller needs a Level 2 inspection before or during any home sale. This is the single most common trigger. Many California real estate transactions now specify a Level 2 chimney inspection as a contingency.
- After a chimney fire. A chimney fire can crack flue tiles and warp metal components in ways that are invisible without a video scan. A Level 2 inspection documents the damage and determines whether the chimney is safe to use.
- When changing fuel types. If you are switching from a wood-burning fireplace to a gas insert, or from oil heat to natural gas, the flue liner must be evaluated for compatibility with the new fuel's combustion products. Gas appliances produce condensing flue gases that can corrode certain liner materials.
- After any event that may have damaged the chimney. This includes earthquakes, severe storms, adjacent house fires, and any situation where the chimney may have been subjected to unusual stress.
What Does a Level 2 Inspection Cover?
Our Level 2 inspection checklist covers:
- Chimney exterior: crown condition, cap and mesh screen, masonry and mortar joints, flashing and cricket
- Chimney interior from firebox: firebox walls, firebrick and refractory panels, smoke shelf, damper, throat
- Flue interior by video scan: liner type, liner condition, joints, cracks, efflorescence, debris, blockages
- Accessible attic and crawl space areas: framing clearances, moisture staining, fire separation
You receive a full written report with video footage and photographs of every finding, condition ratings for each component, and prioritized repair recommendations with cost estimates. Reports are delivered digitally within 24 hours of the inspection.
How Much Does a Level 2 Chimney Inspection Cost?
Level 2 chimney inspection pricing in Los Angeles:
| Inspection Type | Typical Cost |
|---|---|
| Level 1 visual only | $49 - $125 |
| Level 2 with video scan | $150 - $350 |
| Level 2 for real estate / escrow | $150 - $300 |
| Level 3 (investigation, rare) | $500+ |
Pricing varies with chimney height, number of flues, and whether the attic and crawl space access is required. Eco Grizzly charges a flat quoted rate with no surprise add-ons. Our Level 1 inspection starts at $49. If the Level 1 findings indicate a Level 2 is needed, we quote the upgrade before proceeding.
What Happens After a Level 2 Inspection?
After the inspection, you receive the written report. If the flue is in good condition, no action is required beyond routine sweeping. If the report identifies issues, they are categorized by severity:
- Safety hazards: Items that should be repaired before the fireplace is used, such as cracked liner sections, a missing cap, or a blocked flue.
- Maintenance items: Items that should be addressed within the year, such as minor crown cracking, deteriorated mortar joints, or a damper that does not seal fully.
- Monitor items: Items to watch over time, such as minor surface staining or slight mortar joint softening.
Our report gives you clear guidance on what needs to be done now, what can wait, and what to keep an eye on. There is no pressure to book repairs with us.
FAQs About Level 2 Chimney Inspections
How long does a Level 2 inspection take?
A Level 2 inspection takes 60 to 90 minutes for a standard single-flue fireplace. Multi-flue chimneys or those requiring attic access take longer.
Can I be present during the inspection?
Yes, and we recommend it. The technician will show you the video footage in real time and explain what you are seeing. You can ask questions at any point during the inspection.
Do I need a Level 2 inspection every year?
No. A Level 1 inspection is appropriate for annual maintenance if you use the fireplace normally and nothing has changed. A Level 2 is triggered by specific circumstances: real estate transaction, chimney fire, fuel type change, or a significant event.
What if the video scan finds a crack?
A single hairline crack in a flue liner does not automatically mean the fireplace is unsafe to use, but it does need to be monitored and may need repair depending on its location and size. Our technician will explain exactly what was found, where it is in the flue, and what the options are for repair.
Does a chimney sweep come before or after the inspection?
For a Level 2 inspection, we sweep first so the camera can see clearly through a clean flue. The sweep and inspection are often combined in one appointment.
