Chimney inspections are categorized into three levels under NFPA 211, the national standard for chimneys, fireplaces, vents, and solid-fuel burning appliances. Each level increases in scope and is triggered by different circumstances. Understanding which level you need helps you avoid paying for unnecessary work while making sure hidden hazards are not missed.

A Level I inspection covers the readily accessible portions of the chimney exterior and interior, the appliance connection, and the accessible areas of the flue. This is the standard annual maintenance check recommended for any chimney that has been used regularly without changes to the system. Our technician visually examines the firebox, damper, smoke chamber, and accessible flue lining for signs of creosote buildup, cracks, blockages, or deterioration. A Level I inspection is appropriate when you have used the same appliance and fuel type since the previous inspection and there are no known problems. A Level II inspection includes everything in a Level I inspection plus a video scan of the interior flue surfaces and accessible areas of the attic, crawl space, and basement where the chimney passes through. This level is required during real estate transactions (escrow inspections), after a chimney fire, when changing fuel types (for example, switching from wood to gas), or after a seismic event or severe weather. Our technician inserts a specialized camera into the flue to capture high-resolution footage of the liner condition, mortar joints, and any concealed damage. Level II inspections are the most commonly requested service for home buyers and sellers across Southern California because lenders and insurance companies often require documented proof of chimney safety before closing.

A Level III inspection is the most comprehensive assessment available. It includes everything in Level I and II plus the removal or demolition of certain building components to gain access to concealed areas of the chimney or flue. This level is reserved for situations where a Level II inspection has revealed serious hazards, structural concerns, or hidden damage that cannot be fully evaluated without opening walls, ceilings, or chimney chase covers. Examples include suspected chimney fires that may have spread to framing, major earthquake damage, or deteriorated flue liners embedded within masonry. Because Level III work involves partial demolition, we provide a detailed scope of work and cost estimate before proceeding. All removed materials are restored after the inspection is complete.
